VanTrust Real Estate sold New Albany Tech Park 300, a 300,400-square-foot industrial distribution center in New Albany, Ohio, to Realty Income, according to JLL, which represented the seller. Connect CRE reported the deal.

The building at 12550 Jug St. was completed in 2026 and is fully leased to a technology and artificial intelligence company on a long-term basis, the report says. Specifications include 36-foot clear height, 135-foot truck courts, 30 dock doors, four drive-in doors and 3,600 amps of power capacity.

JLL Capital Markets' team on the transaction was led by Senior Managing Directors John Huguenard and Sean Devaney, with Managing Directors Ed Halaburt and Kurt Sarbaugh and Senior Directors Ross Bratcher and Will McCormack. "Columbus has become one of the country's most active data center markets, which is driving incredible demand for the industrial properties that support them," Huguenard said.

VanTrust is building elsewhere: in August it broke ground on a shallow-bay industrial park in Rancho Cordova, California, per PRED's records.

For Realty Income, the purchase follows a September transaction in which KKR paid €528 million for 49 percent of the REIT's European net-lease portfolio, with Realty Income keeping the management contract, as this publication reported.
