Related pays $235,000 a unit for an Atlanta vintage asset

The $110 million Manchester at Mansell trade puts a price on renovating 1984 garden apartments in Roswell/Alpharetta—and the math behind it stays with Related.

Connect CRE reports that Related Company paid $110 million for Manchester at Mansell, a 468-unit garden-style apartment complex in the Roswell/Alpharetta area of metro Atlanta, with Post Real Estate Group as the seller—a deal that prices the 1984 property at about $235,000 a unit. The apartments run from 857 to 1,540 square feet with rents starting at $1,330, and the amenities are a pool, fitness center, clubhouse and tennis court.

Atlanta Business Chronicle, cited by Connect CRE, reports the asset last sold in 2018, when Post Investment Group paid $72.5 million, or roughly $155,000 a door; Related's basis therefore sits about 52 percent above that prior sale, roughly $80,000 a unit higher. Post Real Estate Group, the Post Investment Group operating subsidiary, still owns just over 2,600 apartments in the Atlanta area, per Connect CRE—a holding big enough to make this a single-asset trim rather than a retreat from the market.

The buildings are 42 years old, and that age is the underwriting. A 1984 garden complex at $235,000 a door does not look like a scarcity trade; the return has to come from lifting rents on dated floor plans and from capital improvements after closing, and the price likely includes assumptions about deferred maintenance and post-renovation rents. Connect CRE's coverage does not say what Related plans to spend or where rents would land. Those undisclosed numbers carry the real risk, and the trade fits what this publication has argued about multifamily capital: buyers are paying for operations and renovation upside as cap rates reset.

For Post, the sale leaves a useful mark. The seller still holds just over 2,600 units in the region and has now seen one of its holdings marked up by half again; if another garden-style deal in the Roswell/Alpharetta area trades near this price, the transaction becomes the benchmark for vintage product in that market. If it does not, Related is carrying a basis that depends on renovation math nobody has seen, and the next comparable sale in that pocket of metro Atlanta will decide whether this deal is the mark or the outlier for the oldest tier of the apartment market.
