Redevco buys four German transport assets, taking its logistics platform to €1 billion
Three truck service facilities and a full-service truck stop arrive fully occupied, adding 936,500 square feet to a 32-asset logistics book.
Redevco has acquired four transport-led logistics assets in Germany, lifting its IOS logistics platform to roughly 11.9 million square feet and approximately €1 billion ($1.16 billion) in assets under management across 32 assets, IREI reports. The deal spans three truck service facilities in Frechen, Hirschberg and Langenhagen plus a full-service truck stop in Malsfeld, and the properties come fully occupied, contributing about 87,000 square meters — roughly 936,500 square feet — of gross lettable area.
The locations sit on Germany’s main freight corridors: Frechen, west of Cologne, sits beside the A4 and A1 motorways in one of Germany’s most important logistics regions; Hirschberg, east of Mannheim, has direct access to the A5 corridor linking the Frankfurt Rhine-Main region with southern Germany; and Langenhagen lies north of Hanover. Redevco calls them transport-critical positions in key logistics corridors, and Camila Malzkorn, head of transaction management for logistics DACH at the firm, describes the acquisition as “exactly the kind of opportunity we are targeting” as it scales the platform. She adds that Germany is one of Europe’s most important logistics markets and that the portfolio’s locations are connected to major freight, automotive and distribution networks.
Because the assets are fully occupied, Redevco is not paying for lease-up risk or the chance that space will fill; it is paying for a current income stream. At full occupancy, value creation has to come through the revenue and operating lines — renewal pricing, lease structure, cost discipline — rather than through watching the market absorb space. The thesis is closer to infrastructure: corridor position, steady cash flow, and then a management effort to push the property harder. That makes the assets less liquid than a standard big-box, but also less dependent on the direction of industrial leasing markets.
At roughly €1 billion in AUM across 32 assets, the platform is past the pilot stage, and the acquisition suggests Redevco intends to keep assembling transport-led logistics assets one corridor at a time. The real test will be rental growth at full occupancy — whether the asset-management potential in Malzkorn’s description shows up once the portfolio is in hand.
