A 100-acre bet

Victory Logistics District already had the paper advantages: a federally designated Opportunity Zone, tax incentives, Interstate 80 and U.S. Highway 50 access, and dual service from Union Pacific and BNSF. What it lacked was the direct connection, and the spur closes that gap, letting the park answer the first question an industrial tenant asks: can we move freight in volume from this site without transloading miles away?

What Mark IV has built is a bet on speed, not acreage: the 100 acres move from a rail-served future to rail-served now, which shortens the underwriting timeline for a tenant who needs certainty. Industrial developers talk constantly about land scarcity near ports and population centers, but this project suggests the scarcer resource is connectivity, since a 4,300-acre master plan can sit for years while a live connection to the transcontinental main line is what turns acreage into a logistics product.

Union Pacific built the spur, and BNSF already serves the corridor, so shippers have two Class I carriers at the site. For advanced manufacturing, that redundancy means a shutdown on one railroad does not have to idle a plant, and it also explains why Mark IV's marketing emphasizes rail and highway access together rather than the Opportunity Zone tax break alone.

The completion puts 100 rail-ready acres on the market just as reshoring demand is pushing manufacturers inland, and while Fernley is not an obvious industrial hub, the spur changes what the address can do. The district's next lease signings will show whether the track delivers the tenants Mark IV is counting on, and those names are the number to watch.
