Building 3 accounts for 693,760 square feet and Building 4 for 520,170 square feet. The pair is designed to combine into a single 1,319,962-square-foot building, leaving the option of one large user. The site is about 27 minutes from TSMC's Phoenix-area campus and sits inside an approved Foreign Trade Zone.

The start follows Dermody's full lease-up of Building 6, a 284,421-square-foot building that stabilized the park's first phase. Buildings 3 and 4 form the second phase of the 961-acre master-planned park, which has capacity for more than 7 million square feet of distribution space. Pat Feeney, Dan Calihan and Tyler Vowels of CBRE represented Dermody, per Connect CRE.
