New Mountain Capital's net lease arm is focusing its strategy on manufacturing plants leased to companies in what it calls defensive-growth industries, Kaplan said.

Kaplan, managing director and president and CEO of Net Lease at the firm, described the approach in an IREI interview published Oct. 19.

Roughly half the industries the unit focuses on depend on real estate-centric operations, Kaplan said, naming consumer packaged goods, food and beverage, and pharmaceuticals. He described those areas as largely demand-inelastic and acyclical, tied to the economics of domestic production and distribution.

IREI's framing cites rising U.S. production and constrained new supply, with tenant stickiness, income durability and potential downside protection as the draw for institutional capital.
