Debt case strengthens as equity's leverage fades
Twenty years of Cambridge data show opportunistic equity's outsize returns relied on cheap leverage, while CRE debt produced a steadier 9–10% across interest-rate environments — a spread that matters as $3 trillion of loans come due.
A new analysis of two decades of Cambridge benchmark data gives institutional investors a quantifiable reason to question the return assumptions embedded in opportunistic real estate equity — and it arrives just as the U.S. market's refinancing wave gathers.
Manoj Vasudevan's analysis, published on LinkedIn and reported by IREI, covers 565 opportunistic real estate funds across more than two decades, and the results undercut the strategy's pitch: the pooled return came to 5%, the median fund earned 6.8%, and even the top quartile's 12.1% fell short of the roughly 15% net return on which the strategy has rested. That pooled-median gap is a warning — a handful of weak funds pulled the whole down while the typical fund did better.
Vasudevan attributes the gap to leverage: much of the historical return, he argues, came from cheap borrowing amplifying property-level gains, an equation that turns hostile as rates climb. The Giliberto-Levy Commercial Real Estate Debt Index offers a counterpoint, showing CRE debt delivering roughly 9% to 10% net returns across different interest-rate environments, a consistency that gives allocators a rare constant in a market where every other assumption is repricing.
More than $3 trillion of U.S. commercial real estate loans mature over the next five years, and with banks pulling back from direct property lending, that refinancing demand will flow toward alternative lenders — a tailwind for debt strategies arriving precisely as the equity model loses the cheap leverage that once powered its returns.
Opportunistic equity's outperformance, on this reading, was less about the property than about cheap leverage, and the refinancing wall erases that leverage advantage — a wall this publication has argued is being financed rather than foreclosed, though the next hard-maturity cohort will turn it from a liquidity problem into a rates problem. Debt funds with floating-rate exposure or short maturities will feel the same repricing, so the 9% to 10% carry is not a risk-free number. But for institutions weighing a senior claim on cash flows against an equity claim that just gave up its leverage edge, the analysis makes the debt side the easier argument.
The 9% to 10% carry is not a promise: the debt index's return spanned different rate environments, but the next five years will test whether debt can hold that level while the underlying properties refinance at higher costs. For allocators, the junior position is the one that still needs cheap leverage to hit its target, and that gets harder to arrange when borrowing costs are the problem.
