Bank OZK extends IQHQ's $915M construction loan six weeks; Citi calls it brief forbearance
Citigroup analysts called the push to Oct. 9 a brief forbearance; Bank OZK says short extensions are routine while longer documentation is finalized.

Bank OZK extended the maturity on a $915 million construction loan for IQHQ's Research and Development District in downtown San Diego by roughly six weeks, to Oct. 9. Bank shares are down more than 5% since Citigroup analysts disclosed the modification in a note this week.
Citi Research analysts called the change a "brief forbearance period" rather than a long-term solution. They noted the modification was made effective Aug. 26, 2026, though it was signed a month later — by OZK on Sept. 30 and IQHQ on Oct. 1. "The modification was made effective as of August 26, 2026 (despite being signed a month later), indicating it was a last-minute agreement (in our view) to prevent a default on the original maturity date, which had already passed," they wrote.
Citi said the result suggests the two sides were unable to reach an agreement to extend or refinance, and that the short window "underscores the severity of the project's financial distress." RaDD is a $1.6 billion, 1.7 million-square-foot life sciences project that began construction in 2021 and was completed in 2024 with no tenants in place; IQHQ has struggled to fill it.
Bank OZK's chief communications officer, Michelle Rossow, told Bisnow that "in complex transactions, short-term extensions routinely occur as the parties finalize documentation for longer-term extensions."
On the bank's second-quarter call in July, President Brannon Hamblen said OZK was in talks with IQHQ and a mezzanine lender about a multiyear extension and recapitalization. Terms were not fully developed. "Can't really say more about it now, hopefully in around 92 days, we'll have more to report," he told analysts.
Extensions and modifications have become much of the work in commercial mortgage credit. Bisnow reported that six registered funds with $707 million allocated to IQHQ have had their positions marked down. Bank OZK's third-quarter call is set for Oct. 21, after the amended maturity date.
