Amazon is offering 325,000 square feet at One Boston Wharf Road in Boston's Seaport for sublease, according to Hunneman's third-quarter market summary reported by the Boston Business Journal. Amazon is bypassing its move into the 17-story building, and the listing amounts to more than half of the 630,000 square feet at WS Development's property.

The district's availability rate rose to 27.9% after Amazon's decision, according to Hunneman. Amazon had planned to begin occupying the building next year and had $32 million in building permits granted several months ago for interior and infrastructure work. Retail tenants including Boston Provisions Market, Moleskine and Skims are in place, and Amazon began occupying 525,000 square feet across the street at 111 Harbor Way in 2022.

Ginkgo Bioworks is looking to sublease a 250,000-square-foot building it had planned to occupy as its headquarters. Foundation Medicine put much of its space at 400 Summer Street up for sublease, though Hasbro ultimately took 265,000 square feet there when it relocated its headquarters from Rhode Island. The 570,000-square-foot 10 World Trade office and life sciences building is still seeking its first tenant.

Last week Amazon was identified as the likely tenant of a 16-story high-rise in Dallas, whose owner is also WS Development.
