Affinius and Alliance sell 545-unit senior housing portfolio
Two stabilized Northern California communities trade days after Affinius lent $177.25 million on New York apartments, pointing to a shift from equity into debt.
Affinius Capital and Alliance Residential Co. have sold their two-property Northern California senior housing portfolio, a 545-unit package that pairs a 345-unit Roseville campus with a 200-unit San Jose community, IREI reported without naming the buyer. Sonrisa Senior Living, the larger asset, spans independent living, assisted living and memory care across two buildings delivered in 2021 and 2023; The Watermark at Almaden, a fully licensed independent living, assisted living and memory care community, opened in 2021.
Both communities sit in affluent primary markets: Sonrisa's 15-mile trade area averages $146,802 in household income, while Almaden's averages $239,555 alongside a $1.55 million median home value. The sale lands days after Affinius lent $177.25 million for two New York-area apartment buys; the loan splits between a finished Edgewater property and a Yonkers building with 50 units left to deliver. Affinius managed $31.1 billion in registered AUM as of Aug. 22, and the sequencing reads like a rotation: harvest stabilized senior assets, deploy into multifamily debt with a construction kicker.
It is a sensible exit for a manager cycling out of a niche where the operating burden is heavy. Senior housing is a demographic story that pays out slowly, and insurance, staffing and specialized operations eat cash flow along the way; selling now lets the JV book the value creation from the build-out rather than hold through the next repricing. The next owner will underwrite the Roseville area's 20.9% projected growth in the 75-plus population by 2031. Affinius is already underwriting the next deal.
As this publication has argued, bids for residential assets have broadened beyond core, and sellers who accept today's pricing set the next comps; this sale is a senior-housing version of that discipline. IREI's report does not disclose price or cap rate, so the comp will be parsed from the eventual recorded sale. The unnamed buyer is itself a detail: a stabilized senior asset of this size in Northern California typically draws a small field of operators, and the next trade in the region will be measured against whatever this one sets.
