Vital fully subscribes $9.7M DST, its third since 2024

The third fully subscribed sub-$10 million healthcare DST since 2024 suggests RIAs and independent broker-dealers are a repeat source of capital.

Vital Capital Partners has now fully subscribed three medical Delaware statutory trusts through the independent broker-dealer and registered investment adviser network since entering the private wealth channel in 2024, the latest being the $9.67 million HPA Exchange – Vital Medical Dallas TX DST, sponsored through a joint venture, IREI reports.

The DST holds an 86,880-square-foot medical building on 3.6 acres at 9525 Greenville Ave. in Dallas, built to suit for Nexus Dallas Children's Hospital, a subsidiary of Nexus Health Systems, and delivered through an extensive tenant renovation in 2022. Nexus now occupies and operates the property as a bridge between acute hospitals and home, running seven care programs across ten specialized services, from cognitive, occupational, physical, respiratory and speech therapy to outpatient services, psychiatry and behavioral management, recreational therapy, vocational therapy and wound care.

Launched in 2024, Vital intends the holding to qualify as replacement property for investors pursuing Section 1031 tax-deferred exchanges, subject to individual circumstances and applicable tax requirements.

A $9.67 million close is an afterthought in institutional healthcare funds, but Vital was not chasing scale. It went back to the same RIA and IBD desks with the same structure — a sub-$10 million DST, one health-system tenant, a medical property, and a 1031 wrapper — and it has fully subscribed three of those offerings. The pattern suggests the private wealth channel can clear small healthcare real estate placements consistently when the product stays narrow.

Three is a small sample, but a fourth fully subscribed medical DST through the same desks would turn a sequence of closes into a standing program and confirm the IBD/RIA network as a reliable source of small-ticket healthcare capital. The next close is the test.
