Urban Partners holds $230M first close for Credit II

Urban Partners has raised $230 million for the first close of Credit II, its second dedicated real estate credit fund, according to IREI. The vehicle writes senior secured whole loans across Denmark, Finland, Germany and Sweden, covering the property value chain.

The strategy builds on two decades of European real estate investing. The firm pairs local market access with disciplined underwriting and active loan management, and IREI quotes the firm saying that approach keeps drawing investor interest. Urban Partners positions Credit II as a response to growing demand for flexible, alternative financing, designed to work alongside existing lenders in these markets.

Four countries, whole loans only

The fund's mandate is narrow: four countries, whole loans only. That is an origination-depth strategy, built on local underwriting rather than pan-European syndication. It joins a series of whole-loan funds forming across Europe as non-bank real estate credit deepens.

First closes are commitments, not deployed money. The real test will be the fund's final size and how quickly it puts capital to work in each market. The $230 million already says that specialized whole-loan underwriting in the Nordics and Germany still has a paying audience.
