Trumark's 195-lot Bishop Ranch deal is a townhome bet

The take-down pairs 128 townhomes with 67 single-family homes, a bet that the commute and amenity outweigh the lot.

Trumark Homes is acquiring 195 lots at Bishop Ranch, Sunset Development's 600-acre mixed-use megaproject in San Ramon, for a pair of neighborhoods it calls The Trails, according to Connect CRE: Paseo, with 128 three-story townhomes, and Promenade, with 67 three-story single-family homes. That split commits Trumark to the townhome side of the program, a bet that the Bishop Ranch buyer wants the master-plan amenity and the commute more than a big lot.

The two neighborhoods sit on the northwestern side of the master plan, connected to City Center, the project's 300,000-square-foot open-air shopping, dining and entertainment district. Sales are planned to launch in fall 2027, and Tony Bosowski, Trumark's Northern California division president, told Connect CRE the appeal is "connectivity and tranquility" for people who work in the area.

For San Ramon, that townhome-heavy mix is the right call if it keeps entry pricing below a detached-only build-out. It also turns The Trails into a test of whether the 2027 buyer still pays for the full suburban package once the lot shrinks.
