Trammell Crow and CBRE Japan deliver a 686K-SF spec park with two exits
Buford Creek Business Center arrives unleased in Buford, Georgia, marketed for sale or lease as one cross-dock and two small-bay buildings.
Trammell Crow Company and a joint venture partner led by CBRE Japan have delivered Buford Creek Business Center, a three-building, 686,400-square-foot speculative industrial park in Buford, Georgia, about 30 miles northeast of Atlanta. CBRE's Todd Barton, Mark Hawks, Joanna Blaesing, and Matt Higgins are marketing the buildings for sale or lease. A speculative park is usually a bet on leasing demand; this one is also a bet that buyer demand for stabilized or near-stabilized industrial assets will show up early.
Atlas Collaborative designed the campus and The Conlan Company built it, at the northeast corner of Lanier Islands Parkway and Big Creek Road, three miles from Interstate 985. On that site, a 40-foot-clear, 349,440-square-foot cross-dock warehouse with 64 trailer parking spots sits beside two identical 168,400-square-foot rear-load buildings with 36-foot clear heights, one with 40 trailer parking spots and the other with 24.
Both exits are open. Less than a year after the firm broke ground on a Hillsboro industrial phase with three buildings still on the market, TCC and its capital partner have another 686,400-square-foot speculative park in play, and the product mix widens the pool. A 349,440-square-foot cross-dock with 40-foot clearance is a big-box distribution play; two 168,400-square-foot rear-load buildings with 36-foot clearance are next-gen small-bay product aimed at a more diverse tenant base. Delivering both at once lets the project chase institutional big-box tenants and local users simultaneously. The first tenant or buyer to close will set the mark for whatever remains.
