Thompson Thrift bets a named 2026 fund on a 2027 Powder Springs lease-up
Construction is underway on Avira at Silver Comet Trail, a 319-unit community set for October 2027 move-ins, a two-year wager on suburban Atlanta absorption.
Thompson Thrift has begun construction on Avira at Silver Comet Trail, a 319-unit multifamily community in Powder Springs, Georgia, with first move-ins expected in October 2027, Connect CRE reports. The site at the southeast corner of Highway 278 and Isley Stamper Road puts the project within reach of downtown Powder Springs, retail, healthcare providers and employment centers across the Atlanta metro.
The project's unit mix runs one-, two- and three-bedroom apartments across three- and four-story buildings, with patios, balconies and yards, plus the familiar suburban amenity set: pool, fitness center, courtyards, pickleball court, dog park, pet spa, basketball court, grilling areas, coworking focus suites, billiards and shuffleboard. The capital stack outweighs the amenity list: equity from the Thompson Thrift 2026 Multifamily Development LP, a named fund not a one-off joint venture, and a marker of the sponsor's conviction on this timeline.
That October 2027 move-in date is the wager: with construction underway in 2026 and deliveries expected the following year, Thompson Thrift is positioning the project to lease into the next absorption cycle. As this publication has argued, apartment capital has moved past the core bid, and small and mid-sized deals are repricing on current cash flow; this is the other side of that trade: underwrite a 2027 cash-flow story with 2026 equity and let two years of supply and household formation set the clearing price. It is a hold-the-course call on the Atlanta suburbs, and the lease-up will help set the next comps in Powder Springs.
