Sam Moon ties 307 apartments to Metropark Square

The Class A Shenandoah project opens in 2027, betting its lease-up on an AMC, Dave & Buster's and Hyatt House already drawing crowds.

Sam Moon Group is advancing The Residences at Metropark, a 307-unit Class A apartment project in Shenandoah, Texas, with leasing set to begin in summer 2027 and move-ins later that year — and it is doing so inside a district that already has an AMC Theatres multiplex, a Dave & Buster's and a Hyatt House drawing traffic today. The project will offer one-, two- and three-bedroom units at monthly rents starting at $1,600, along with a pool, outdoor courtyards, a fitness center and 6,000 square feet of ground-floor retail, Connect CRE reports.

The property sits within Metropark Square, Sam Moon's 70-acre master-planned development in a suburb just north of Houston, adjacent to The Woodlands and about 25 minutes from George W. Bush Intercontinental Airport. Domain Builders will serve as general contractor, JHP as architect, Kimley Horn as civil engineer, and Greystar will manage the property once it opens.

The existing foot traffic is the bet. Most new suburban apartment buildings are wagers on a future address; this one is an addition to a destination Sam Moon controls outright, so the theater, arcade-restaurant and hotel are already generating the traffic that will market the apartments. The lease-up curve, in theory, compresses because the amenity package is current rather than promised.

The trade-off is the calendar. Leasing won't start until the middle of 2027, which means the developer is pricing a rent roll nearly two years out, and the $1,600 starting rent leaves modest room if Houston's suburban market softens by delivery. The hedge is the bond between the apartments and Metropark Square's anchors, and that hedge works only as long as the AMC, Dave & Buster's and Hyatt House keep their pull. Watch whether those anchors are still drawing crowds when the first leases go out.
