Rockpoint, Newbond buy Fort Lauderdale hotel for $47M

Athene's $47.7M loan runs $600,000 above the $47.1M deed, pricing the hotel as a cash-flowing business.

Rockpoint and Newbond Holdings paid $47.1 million for Hotel Maren Fort Lauderdale Beach, a 141-room Curio Collection property at 525 South Fort Lauderdale Beach Boulevard that Magna Hospitality Group sold as a 245,081-square-foot, 12-story building on a 0.7-acre site south of Las Olas Boulevard. The public deed lists that price, but Commercial Observer reports the figure likely values only the real estate, leaving the full transaction higher once the hotel's operations are included.

Athene Annuity & Life Assurance Company, an Apollo Global Management unit, supplied a $47.7 million acquisition loan — $600,000 more than the recorded price — sized as though the hotel were a cash-flowing business rather than bare land and building. Rockpoint managing director Patrick Ryan described the deal as "a meaningful opportunity to build on the hotel's existing strengths through targeted enhancements of the property and guest experience."

Rockpoint came with $13 billion in reported AUM and a busy South Florida book: this year the Boston firm secured two construction loans above $100 million for multifamily projects in Boca Raton and Palm Beach Gardens, and it backs Related Group and Two Roads Development's oceanfront Bal Harbour condo project, which took a $424 million construction loan in 2024. Hotel Maren is not an isolated wager in the region: less than a month earlier, El-Ad National Properties paid $60 million for the 99-room Sea Club Resort, another oceanfront Fort Lauderdale hotel.

For Magna, the sale closes a chapter that began in bankruptcy. The Rhode Island hospitality company bought the unfinished hotel mid-construction for $39.1 million in 2018, The Real Deal reported, and completed the building three years later. Rockpoint is buying forward, not backward. Rockpoint and Holland bet on 2029 San Jose rents at today's prices in their Stevens Creek multifamily project; Hotel Maren reads like the hotel version of that same underwriting, a completed branded asset with a loan sized above the deed. The real test is whether targeted guest-room spending turns Athene's $47.7 million note into a conservative bet on the $47.1 million deed.
