Pacifica Palms trade prices Escondido's rent-versus-own gap

A $33.6 million deal for the 1965-vintage, 189-unit property rests on one bet: that owning keeps getting further out of reach in Escondido.

Pacifica Palms Apartments, a 189-unit, 20-building gated property in Escondido, sold for $33.6 million to a joint venture of Stratford Partners and LLJ, the 1965-built asset priced at roughly $177,800 a unit and the low basis itself a bet on Escondido's rent-versus-own gap. Institutional Property Advisors, the Marcus & Millichap division for institutional clients, represented seller Pacifica Palms LLC and procured the buyer.

This is a value-add trade in a submarket that rarely offers buildings of this size. IPA's Chris Zorbas described Pacifica Palms as a rare, large value-add opportunity in a supply-constrained market, and his colleague Alexander Garcia Jr. framed the income thesis in homeownership terms: Escondido prices have risen 19 percent since 2021, and the monthly cost gap between renting and owning should keep vacancy low and push rents higher.

The price makes that thesis concrete. At roughly $177,800 a unit, Pacifica Palms trades well below per-unit comps in recent apartment sales — a 23-year hold in L.A.'s Pico-Robertson reset that market's bar at $334,937, and a 16-unit Belmont building traded at $359,375 a unit. The Escondido basis is less than half the Belmont figure, a spread that is partly vintage and location and partly the price of a rent-growth story in a submarket where apartments of any scale rarely come up for sale.

For a value-add buyer, the low basis is the point: it leaves room to put capital into all 20 buildings without pushing the all-in cost past newer product, and the purchase price is better read as a wager on Escondido's ownership gap. At a $177,800 basis, the joint venture doesn't need coastal rent levels — only for the local trajectory Garcia described to persist, with home prices climbing and renters unable to follow. If that gap keeps widening, the 1965 vintage becomes a detail and this trade starts to look like the cheap one.
