MLG Capital buys 29-building Indianapolis industrial portfolio
The 94%-leased portfolio is a Midwest demand data point, even with the price kept private.
Colliers has completed the sale of the Indianapolis West Infill Industrial Portfolio, a 1,533,112-square-foot light industrial collection spread across 29 buildings in the Park 100 and Park Fletcher industrial parks, to MLG Capital, which took the property for its MLG Legacy Fund alongside 1031 exchange investors. The announcement names no seller and attaches no dollar value.
Without a disclosed price, occupancy becomes the most informative number in the release: Colliers says the portfolio is 94 percent leased to 158 tenants—national, regional and local companies across a broad range of industries—and sits in the city's northwest and southwest submarkets with access to Indianapolis' primary interstate network and Indianapolis International Airport. Across 29 buildings, the portfolio averages roughly 52,900 square feet per property, multi-tenant infill space rather than big-box distribution product.
Colliers' Alex Cantu, one of the advisors on the transaction, framed investor demand for light industrial in Indianapolis and the greater Midwest as strong, supported by resilient tenant demand, limited new supply and favorable long-term market fundamentals. That occupancy figure gives those words an anchor: at that level, MLG is buying income in place rather than a vacancy or repositioning problem, making the trade a cash-flow play at the steady end of the industrial market.
The deal extends the recovery story this publication has tracked: the property recovery runs on supply, not silicon, and a construction pullback in warehouse and distribution markets has been handing owners leverage, a scarcity dynamic this Indianapolis portfolio reflects in quieter form. A clean valuation benchmark is missing because the price stayed out of the public record. The deal still supplies a capital-flow data point: a 29-building, 158-tenant industrial asset in the Midwest drew fund capital and 1031 equity in a market where many sellers are waiting on more transparent pricing.
