Link Logistics buys an I-85 corridor box in Suwanee

The undisclosed-price deal pairs a last-mile operator adding scale with a fund sponsor taking liquidity on a single asset.

Link Logistics has added a 230,530-square-foot industrial building at 460 Horizon Drive in Suwanee, Ga., to its last-mile portfolio, IREI reported. The property sits along Atlanta’s northeast I-85 corridor with access to the regional freight network and was sold by a fund sponsored by High Street Logistics Properties, represented by JLL. Andrew Goodman, Link’s senior managing director for investments, said the acquisition adds scale in a market with strong fundamentals and durable customer demand.

The report does not state a price or cap rate, so the trade is best read through what each side needed. Link operates last-mile industrial and warehouse real estate as a network, able to shift demand across facilities when one lease turns over, while High Street is a fund sponsor for which selling a single asset through JLL is a direct way to realize a position. The deal is not a distressed sale or a platform roll-up: Link bought density, and High Street took liquidity on a box it no longer wanted to carry.

That structure matches the trade PWD covered in August, when CBRE Investment Management paid $135 million for a fully leased industrial park in Charlotte, with a Blackstone affiliate on the sell side. Different market, different price, the same handoff: a fund-type seller giving an asset to a scaled buyer, with neither transaction resting on development risk. Those are the trades getting done in industrial now, and they suggest consolidation is running box by box as well as platform by platform. Link’s Suwanee purchase is the latest sample.
