infinitSpace picks downtown Los Angeles for first U.S. flex location

infinitSpace, a Europe-based flexible workspace provider and technology platform, will enter the United States at 612 S. Broadway in downtown Los Angeles, where it will operate approximately 32,000 square feet across floors two through five of the Desmond's Building under the name beyond Broadway DTLA, with an opening scheduled for 2 November 2026, as Connect CRE reported. The address is the company's first U.S. location and its 15th worldwide.
The floor plan is built around approximately 400 memberships: private offices, shared workspaces, meeting rooms, lounges and community areas, plus a rooftop event space. At 32,000 square feet, that works out to about 80 square feet per membership, a density that suggests the operator is underwriting small teams and private suites rather than desk-by-desk churn. An option on the sixth floor could add a further 8,500 square feet, though the announcement does not say whether the company intends to take it.
Owners keep the building; the operator takes the operating job
The contract behind the address is the part worth reading. Rather than taking conventional leases, infinitSpace enters long-term management partnerships with property owners, who retain ownership and long-term control of their assets. For a landlord, that means an occupied floor without a sale; for the operator, addresses without rent obligations. What the announcement does not disclose is how the two sides split revenue, who funds the fit-out, or how long the agreements run, and those terms decide whether a management agreement is a cheaper lease or a better business.
The target matters more than the first address. infinitSpace says it is targeting 30 new U.S. locations over the next 24 months, a rate above one a month from a standing start of a single American site. That pace implies property owners supply the real estate and the capital, since a company of this size is not funding dozens of fit-outs itself, and it also means the plan's ceiling is set by the number of owners willing to hand a floor to an operator with no U.S. track record. The company markets itself as a technology platform as well as an operator, though the announcement does not describe what that software does for an owner.
beyond Broadway DTLA opens on 2 November 2026. The nearest thing to watch is the sixth-floor option: 8,500 square feet infinitSpace can take if 400 memberships prove too few for the space it already has.
