The 32-story mixed-use tower next to Tokyo Station, completed in 2001 with 81,692 square meters of gross floor area, also contains the Four Seasons Hotel Tokyo at Marunouchi and retail and food outlets; GIC's holding covers only the office block.
GIC bought that office block nearly 12 years ago from Secured Capital Investment Management, now part of PAG, for JPY 180 billion. At more than JPY 230 billion, the agreed sale price is roughly 28 percent above that cost — about 2 percent a year — not a distressed exit and not a windfall, but a patient owner being paid for a decade-plus of carry and a station-adjacent location.
Kenedix is paying for a landmark, but unless another comparable Tokyo office trade appears quickly, this price becomes the starting point for the next negotiation: a floor for sellers, a ceiling for buyers. The buyer's conviction will be tested by whatever cycle follows.
