The 150,000-SF pre-lease at Related's Plaza District tower shifts the underwriting from spec to credit-tenant, leaving the rest of the office market to wait for a price reset.

Related Companies' speculative 53-story tower at 625 Madison Avenue landed a credit tenant on Tuesday, when the developer announced that General Atlantic will anchor the Plaza District project with more than 150,000 square feet across five floors, Commercial Observer reported. The space will house the firm's 330-plus New York employees, roughly a third of its global workforce, in a building that replaces a 10-story structure from 1930 and is scheduled to open in 2029 at more than 680 feet, two blocks east of the Plaza Hotel.

The lease hands Related a credit tenant on a tower that only began construction in July. Bill Ford, General Atlantic's chairman and CEO, called the move a long-term investment with 'room to grow for many decades to come,' and Related CEO Jeff Blau said the investment firm was exactly the kind of 'prestigious and ambitious firm' the developer had in mind as an anchor. A pre-lease of this size removes the leasing risk that normally stands between a construction lender and a speculative office tower.

Terms, including lease length and brokers, were not disclosed, but average Class A asking rent in the Plaza District was $97.23 a square foot in the second quarter, according to Colliers, a figure that puts Related's underwriting at the top of the market. Related also appears to have a second tenant—private equity firm Veritas Capital has 92,743 square feet in Colliers' August Manhattan office snapshot, though neither Veritas nor Related confirmed the lease. The plans include a sixth-floor club lounge with a multipurpose room for more than 200 people, a private dining room, a coffee and cocktail bar, and wraparound outdoor terraces, and Ralph Lauren's Polo Bar is reportedly being considered for the ground-floor restaurant and retail space.

General Atlantic's commitment is the latest evidence that office leasing demand is concentrating in a few core markets, a pattern this publication tracked in Asia-Pacific. Inside Manhattan that concentration is narrowing further, to a handful of trophy towers. With a confirmed anchor from General Atlantic and a reported one from Veritas Capital, 625 Madison's capital stack can now be underwritten by tenant credit rather than by a bet on aggregate office demand—the trophy trade clearing while the commodity stack waits for a price reset. Whether the capital behind 625 Madison ever slides down the quality curve is the question for the rest of the market, and the early answer, written in the same leasing data, is that it is staying at the top.
