Crescent starts Nashville build with 2029 lease-up bet

A 313-unit rental at oneC1TY whose return hinges on lease-up speed and cost control, not this year's rents.

Crescent Communities has started work on NOVEL oneC1TY, a 313-unit rental at the oneC1TY mixed-use destination at I-440 and Charlotte Avenue in West Nashville, with completion set for 2029. The schedule makes the return a function of cost control and absorption rather than rents anyone can see today, and the KTGY design includes studio through three-bedroom units plus a rooftop pool deck, sky lounge, clubhouse, fitness center, and a courtyard with fire pits.

The start extends a Nashville pipeline running through both arms of the company: NOVEL, its urban Class A multifamily brand, and HARMON, its single-family build-to-rent platform. Crescent is leasing NOVEL Manchester Farm and HARMON West Meade, has begun construction at NOVEL Richland Creek, and counts among completed Nashville properties NOVEL Edgehill, Harpeth Heights, Camden West Nashville, The Sawyer at One Bellevue Place, Heartwood at Lockwood Glen, and Cadence Cool Springs.

The choice to start now is a comment on the cycle: Crescent is committing construction capital to a building that will not begin leasing until 2029, long after this year's rent table stops being relevant, and the outcome will be determined by what it costs to build and how fast the units lease, not by an assumption that rents will rise into the opening. The asset sits within an established mixed-use destination, which removes the risk of building a new neighborhood but leaves the surrounding market's absorption as the open question.

The 2029 date cuts both ways: it gives the project room to outlast short-term supply that arrives between now and then and lets the destination mature around the new units, but it also means Crescent is betting that three years of citywide development and employment trends land where the pro forma needs them. The company's own pipeline is running in parallel—Manchester Farm leasing today and Richland Creek under construction—so oneC1TY will open after those earlier communities have had time to establish their rents.

None of that makes the groundbreaking a certain winner, but it does make it a deliberate one. At a time when much multifamily capital has been chasing existing assets, Crescent is pairing a known address, a staggered delivery schedule, and a 2029 opening to place a conditional bet on ground-up development. The condition gets tested only at lease-up, when the first residents decide whether the address, the rooftop, and the sky lounge are worth the rent.
