Citi analysts flag Bank OZK's six-week extension on $915M IQHQ loan
The San Diego life-science project's construction debt now matures Oct. 9; Bank OZK says short extensions are routine while longer-term documentation is finalized.

The note, reported by Bisnow and covered by The Real Deal, described the change as a "brief forbearance period" for the property's maturing construction debt. The loan had been set to mature about six weeks earlier, and the modification pushed the date to Oct. 9. It was signed only a few days ago even though it was made effective at the end of August.
"In our view, this extremely short extension of approximately six weeks is not a long-term solution but rather a brief forbearance period," the analysts wrote. They said a longer-term extension or refinancing appeared not to have been reached, and called the short workout window emblematic of "the severity of the project's financial distress." Bank OZK shares tumbled after the note was published.

Bank OZK reduced its real estate loan exposure to 47% in the second quarter, down 5 percentage points from the first quarter.
Bank OZK is still originating. Per PRED's records, it announced $140 million of construction financing on Oct. 6 for a 282-unit apartment project at Ridge Hill in Yonkers, New York.
