CBRE's South Yorkshire JESSICA Fund crosses £100m with Sheffield and Doncaster loans
Two new commitments in Sheffield and Doncaster push the CBRE-managed fund past £100 million in development loans.
Two new loans totaling £16.85 million ($21.9 million) have pushed CBRE's South Yorkshire JESSICA Fund past £100 million ($130 million) in development commitments since CBRE's lending team began managing the program, a milestone first reported by IREI and carried by a Sheffield office and a Doncaster industrial scheme.
The Sheffield commitment is £8.8 million ($11.4 million) for a 21,000-square-foot class A office on Norfolk Street expected to hit net zero, BREEAM Excellent and EPC A, pitched at the demand for centrally located space that has followed the Heart of the City development. The Doncaster deal is £8.05 million ($10.5 million) for an 83,000-square-foot industrial scheme at First Avenue, GatewayEast, made up of 14 units running from 2,500 to 18,500 square feet. GatewayEast is known ground for the fund: an earlier investment there supported 44,000 square feet of industrial space delivered in 2017, and the wider site could see substantial economic growth after Doncaster Sheffield Airport reopens.
The £100 million cumulative figure is the official milestone; the more instructive number sits in the two tickets. These are small loans by institutional standards, written one project at a time inside a defined geography, and the repeat GatewayEast trade shows what a narrow mandate buys: a lender that has already underwritten that submarket once. This is supply-side relief of the kind this publication flagged last week — a drop in construction across office, industrial and apartment markets giving owners leverage — only here the new supply is being funded deliberately at a scale national balance sheets rarely bother with. The loans will not move any national index; they keep a construction pipeline alive in two places where the clearing price is local.
