At $18 million for the 57 units in Vitality on Howell, a five-story building of small efficiency dwelling units—SEDUs—at 1420 E. Howell Street, the sale prices each unit at roughly $316,000, or $1,063 a square foot, for a product that averages just 297 square feet and is aimed at renters who want the privacy of a separate dwelling at a smaller size. The seller, a private investor and developer, was represented by Kidder Mathews' Simon | Anderson Multifamily Team; the buyer has not been named.
Kidder Mathews pitches that size as the strategy, an alternative to traditional studios and one-bedrooms that trades square footage for the privacy of a separate dwelling. Constructed in 2016, the building sits within reach of Amazon, Google, Meta, Nordstrom and First Hill's medical corridor, an employment base that gives a 57-unit property something close to an anchor tenant list. SEDUs are a niche in Seattle's rental market, and this building is a concentrated bet on that niche.
Jerrid Anderson, whose team represented the seller, said Capitol Hill keeps drawing renters because limited new multifamily supply in recent years has coincided with light rail access, major employers and neighborhood amenities. For a buyer, the protection is that no wave of nearby deliveries is competing for the same renter.
The sale is a single asset, but it fits the pattern PWD has argued: apartment capital is broadening beyond core, and small and mid-sized deals are repricing on current cash flow. At roughly $316,000 a key, the buyer is paying a cash-flow price for a niche asset in a supply-constrained Seattle submarket. The yield depends on keeping 57 small units full, and the defense is the employer base within a short commute.
The trade does not reset the Seattle market by itself, but it is the kind of comp that matters locally: a small, existing product with a clear renter profile. The next seller in Capitol Hill will be priced against this $316,000 key.
