CapitaLand Data Centre Chennai 01 is nearing completion in Tamil Nadu, with 53 megawatts of gross power capacity expected by the end of 2026, IREI reported. It is the first data center development in the state for CapitaLand India Trust (CLINT), the Singapore-listed business trust focused on India.

The Chennai project sits with CapitaLand India Trust, according to the report. The report says CapitaLand Investment's wider expansion into data centers, logistics and industrial property in the region runs through both its listed and private funds.

Navi Mumbai's fully leased first facility

CLINT's first data center, a 108-megawatt facility in Navi Mumbai, was completed in 2025 and is fully leased to a global hyperscaler, according to IREI. Chennai 01 delivers roughly half that gross capacity.

The Tamil Nadu site extends a 22-year local run that began with International Tech Park Chennai in Taramani in 2004, described by the company as the city's first private IT business park. The trust's Tamil Nadu footprint now spans business parks, industrial and logistics facilities, lodging and digital infrastructure. The report says that ecosystem has helped multinational tenants establish and expand operations in the state.
