Brennan hires Field to open Phoenix industrial market

The private industrial operator is staking its Phoenix push on a local senior hire with a capital markets background.

Brennan Investment Group's entry into Phoenix rests on a single senior hire: Matt Field, appointed senior vice president and based in Phoenix to lead the firm's efforts there. Field arrives with roughly 15 years of industrial acquisitions, investment strategy, and capital markets work across Phoenix and the Western United States, and his real estate transactions and financings exceed $7 billion, according to IREI.

Brennan acquires, develops, and operates industrial facilities nationwide, and Phoenix extends that platform into a new geography. Field joins from Bridge Investment Group, where he was vice president and investment officer for the West region, after earlier roles at Ryan Companies and Douglas Emmett.

The hire is the strategy. Kevin Brennan, the firm's CIO, called Phoenix "a natural extension of our Mountain West strategy" and pointed to Field's "local knowledge and relationships" as the foundation for establishing the firm's presence. For an owner-operator, a new metro is only as good as the deal pipeline, and a 15-year Phoenix insider with a capital markets background is a pipeline with a name on it. His transaction history says he knows how to underwrite; the local tenure says he knows whose land to call first.

Staffing the entry with acquisitions and capital markets muscle points to sourcing as the immediate job: finding industrial product or sites at prices that work before the firm turns to building or operating. That follows from the operator model, where a develop-and-hold platform needs deal flow before it needs a construction team.

Field's first deals will measure the expansion. The bet keeps Brennan's cost base light, its balance sheet uncommitted, and its local knowledge embedded in someone whose career has already been spent where the firm wants to play.
