Bourn Cos. pays $21.2M for Oro Valley's 333-acre Innovation Park
The price works out to $64,000 an acre, a land-value bet on a mixed-use future rather than the park's current income.
Bourn Cos. paid $21.2 million to Venture West Group for Innovation Park, a 333-acre master-planned business park at the northwest corner of Oracle and Tangerine roads in Oro Valley, Ariz., a deal covering roughly 30 parcels within the Innovation Corporate Center Business Park that Connect CRE reported on Aug. 27. At about $64,000 an acre, the price sits in land-value territory for a suburban intersection. The gap to the income-multiple range an operating park would command is the investment thesis.
Roche Tissue Diagnostics, the University of Arizona Center for Innovation at Oro Valley and Oro Valley Hospital anchor the tenant roster, giving Bourn a life-science employer, a university link and a medical-office demand driver to build a mixed-use business park around. Cushman & Wakefield | PICOR represented Venture West Group in the sale, with Robert Glaser, Richard Kleiner, Greg Furrier, Alexis Corona and Natalie Furrier on the assignment.
Bourn is buying into an operating park rather than a blank slate: the site already produces income from established tenants, which gives the developer time while it pursues a vision of a mixed-use business park designed to attract and retain major employers with services and amenities aimed at today's workforce. Its regional portfolio — Williams Centre, The Bridges, Uptown (formerly Foothills Mall), The Landing and the forthcoming Cascada — suggests a developer comfortable with master-plan and repositioning risk.
The price reflects optionality on what a master plan can turn 333 acres into, more than the current income across the 30 parcels. The existing rent roll cushions the downside, while the upside lies in the move from land-value pricing to entitled mixed-use pricing, and the seller gets certainty while the buyer takes years of entitlement upside if it can execute. Execution, not price, is the risk: mixed-use conversions at a suburban intersection take time, and the amenities Bourn delivers will determine whether the next comps rise or fall.
The roughly 30 parcels make this a portfolio trade rather than a single-asset sale, giving Bourn latitude to phase development across the site, and at roughly $706,000 per parcel the price reflects assembly and entitlements as much as any individual building's income. Future sellers in Oro Valley will likely measure themselves against that per-acre figure more than the headline price.
