Bitdeer's $100M Alcoa land buy is a power bet

At $500,000 an acre, Bitdeer is paying for grid capacity, water access, and room to scale to 742 megawatts.

Bitdeer Technologies Group paid $100 million for 200 acres at the former Alcoa site near Rockdale, about 70 miles northeast of Austin, where the crypto miner plans to expand artificial intelligence and high-performance computing operations, according to Connect CRE, citing the Austin Business Journal. The purchase brings its owned-and-operated land at Sandow Lakes Ranch to 255 acres, and the company expects to scale grid operations from 563 to 742 megawatts with access to a dedicated water supply.

At $500,000 an acre, the deal prices the parcel as an infrastructure input: land that already has a grid relationship, a plan to grow that relationship into more megawatts, and a dedicated water supply, none of which the AI buildout can create at will. The purchase expands a site the miner has worked since 2019, putting the new acres adjacent to operations that already draw power and water.

The broader campus's jobs math runs the same way, with economic development having more than replaced the jobs Alcoa's exit cost the region, according to the same reporting. Large manufacturers are already on site, and the wider master plan earmarks the campus for residential, retail, office, hospitality and leisure uses connected by a series of lakes. Bitdeer's AI expansion joins that mix, but its progress will be measured in megawatts rather than rooftops.

The deal sharpens an argument this publication has made before: the capital cycle that began by leasing data-center space has moved backward to the scarce inputs—land, power and water. A cryptocurrency miner making the buy makes the point plain. Bitdeer appears to be treating ground with a grid connection as a hedge against the cost of its own electricity, the same input its AI ambitions depend on.

Watch the 742-megawatt target. If Bitdeer reaches it, surrounding industrial land in Milan County will start pricing on the basis of power capacity; if it slips, $100 million still buys a large Texas development site with a mixed-use future. The metric that matters in later coverage is how fast the grid interconnections actually arrive.
