A 1031 exchange lands a fully leased Temecula box

A private Los Angeles investor pays $6.56 million for a Temecula retail asset, deferring the tax bill on a Walnut sale.

A private Los Angeles investor has bought the fully leased 8,781-square-foot retail building on Temecula Parkway for $6,555,555, rolling proceeds from a Walnut retail sale into a 1031 exchange, according to Connect CRE. Progressive Real Estate Partners SVP Greg Bedell represented the buyer; the seller, also a private investor, tapped Lee & Associates' Brian Bielatowicz, Ryan Bennett and Drew Olson.

At roughly $747 a square foot, the price is what a tax-motivated buyer can justify, and the exchange defers, not eliminates, the capital gains bill on the Walnut sale, rolling the equity into a newer, fully leased box on Highway 79—one of Temecula's busiest retail corridors with 42,826 vehicles passing daily. The roster runs to national and regional lifestyle names in four different consumer categories the buyer said it was after: Better Buzz Coffee, Orangetheory Fitness, Krak Boba and D'Or Nail Lounges. The larger Vail Ranch Plaza is anchored by Sprouts Farmers Market, PetSmart and EOS Fitness.

In small-cap retail, 1031 exchanges are one of the quiet engines of private real estate capital, keeping investors moving from older properties to newer ones without a tax stop. With a tax bill looming on the Walnut disposition, the Temecula building offers income in place on a corridor that has already proven its traffic. The four tenants fill the entire 8,781 square feet, so the new owner collects rent from day one.

Part of the price is the tax deferral. A buyer who had to pay capital gains on the Walnut sale would be underwriting a smaller equity check; the 1031 structure keeps the full proceeds working in the Temecula asset. That, plus a corridor carrying 42,826 cars a day and a Sprouts-anchored plaza, is the math behind $747 a square foot. Lease terms were not disclosed in Connect CRE's report, leaving the renewal schedule as the open variable.
